Since 2015, ADI Development has been providing turn-key Real Estate Development and Property Management services throughout Central Florida, specializing in commercial and medical office space. Developer-Owned (Lease-Option) Partnerships:

ADI owns the building and provides customized lease terms to clients. The most common projects we perform are where we as the developer secure the land, negotiate a lease with the client, then build or remodel the building for them. • Land is secured by ADI. • Lease terms are negotiated directly with client. • Buildings are developed or remodeled to client specifications.

Joint-Venture Development Projects:

Client partners with ADI to co-develop properties. If a client would like to have some ownership in the building, but not take on the full responsibility, we will gladly partner up. This has been a recent success model with medical care facilities where the doctors would like some ownership in the clinics but do not want to deal with construction and financing of the projects. Under this model, we negotiate fair terms and conditions with the partner and perform all the services listed below. • ADI negotiates the terms & conditions with the client. • All services are customized and agreed upon up front. • Shared success: Own your future.

Fee-Based Development Projects:

Clients pay a fee for development services, without ADI owning the building. •Site Selection - We contract with a local reputable real estate agent. We do not receive commissions from transactions. We feel this allows us to better represent our clients. and align our interests with theirs. •Schematic Budgets - We work with architects and general contractors to help develop a project based on the needs of the building. •Financing Assistance - If the client would like, we have relationships with a number of traditional lenders and non-recourse markets to assist in financing if needed. •Bidding/Negotiation of Construction Plans - We can either hard bid plans on behalf of our client or we can negotiate a Guaranteed Max Price contract with general contractor. •Construction Management Services - We will work with the architect to manage the progress of the construction and make sure the timeline and costs are in budget and on time.

OUR APPROACH:

  • Management of Due Diligence Discovery items:  Acquiring estimates for all upfront costs to include Phase I/ Environmental/ Phase II/ Zoning Verification/Site Survey

  • Provide estimate of Permit & Impact Fees on the front end

  • Coordinate project site and construction permitting process between local municipalities, Civil Engineer & General Contractor until acquiring the Certificate of Completion/Occupancy 

  • Assemble & distribute project closeout package
